What is Caveat Emptor? Caveat Emptor is Latin for “Buyer Beware”. It is a one-man organization owned by me, Paul Donohue. I work primarily with buyers of Real Property. I review the home or commercial property to discover and document structural and mechanical issues that may exist.
I am the author of the “Advanced Scope Inspection™”. This means I review more components and provide greater depth and detail than the typical real property inspection. I offer our clients more useful and meaningful information that will allow them to make intelligent, informed decisions to better protect themselves. I use infrared thermal imaging equipment extensively in the scope of my service which allows me to identify issues that most other inspectors miss. Unlike many of my competitors I do not charge an additional fee for using thermal imaging equipment.
Most home inspection reports in Las Vegas provide the consumer with ambiguous disclosures of problem or issue found in the course of the inspection i.e. “The roof appears serviceable”. This type of jargon is meant to protect the inspector and generally disadvantages the client. In my reports I include four (4) key elements;
- A description of the issue or problem.
- An accurate description of the location of the problem or issue.
- Discussion about the ramifications of the problem or issue.
- A course of action or path of resolution for addressing the problem or issue.
Every finding has at least one associated photograph; many findings have multiple photographs. Since my job is to ensure the client has a full understanding of the property condition I also include disclosures about the positive features of the home. The home is fully profiled informing the client of everything from what kind of roof is installed to where the water heater is located and its’ capacity.
When a client retains me they also obtain a level of commitment that is unsurpassed in our industry. If needed I restore water service to the home, de-winterize the home, light water heaters, fireplace pilot lights and furnaces. I fully traverse all accessible roofing and attic areas. And I never review only a “representative number” of issues like most Las Vegas home inspections. I review all accessible components. And if the seller performs repairs to issues disclosed in our report we will come back to the home to review the work and make sure it was repaired properly. I demonstrate my commitment by not charging for re-inspections. There truly is no inspection in all of Southern Nevada that is more detailed or comprehensive.
